A discussion on ‘Tier II & Tier III Cities: The Next Real Estate Frontier’ pointed out the need to focus on developing social infrastructure.

The kind of social infrastructure we provide along with IT development is very important, A Shankar, India Head – Government Advisory & Solutions, JLL India, said at the summit here on Tuesday.

While speaking at a session on ‘Tier II & Tier III Cities: The Next Real Estate Frontier’, he said, emerging cities have large IT Parks providing employment opportunities. “But what about social infrastructure? While attrition rates in these emerging cities are low now, we anticipate that in a few years time, if we do not provide social infrastructure, then the attrition rate may go up, with the Gen Z coming in,” he added.

It is important to focus on entertainment, and also look at the pub culture. “We have been asking the government if there could be some relaxation in the rules. We understand that along the ECR, some restrictions may be removed. ECR is going to be an entertainment destination. They can replicate it along multiple cities in Tamil Nadu,” he added.

R. Vignesh, managing director, Shri Kailash Industrial and Logistics Parks, says the IT parks, which the government has been developing across the State, have been witnessing huge demand. Social infrastructure has an important role to play.

Not only in terms of entertainment, but these tier II cities should also be developed with robust healthcare, hospitality, and education systems, he added.

V.S. Sridhar, executive managing director, Cushman and Wakefield, Chennai, said, the new warehousing policy and logistics policy would help promote tier II and tier III cities. Coimbatore, Tiruchi, Salem, Madurai will be the next cities to focus on promoting the warehouse and logistics.

Junaith Babu, Chief Operating Officer, G Square Group, said that in Tamil Nadu, every city has its own advantage. Coimbatore has its own MSME space and a lot of industries, and the demand for space for IT parks, too, has increased. All these are fuelling growth in the tier II cities, he added.
