Chitlapakkam residents flag high property tax, seek review

Residents’ welfare associations in Tambaram City Municipal Corporation urged the Tamil Nadu government to review property tax in Chitlapakkam, citing “disproportionately high assessments”.

They claimed a 1,500 sq. ft. property on GST Road attracts ₹26,812 annually, whereas the same in Boat Club Road under the GCC attracts ₹16,250, despite its higher guideline value.

The United Federation of Residents Welfare Associations and the Tambaram Corporation Zone III Residents Welfare Association made the representation to Chief Minister C. Joseph Vijay on September 28, following a unanimous resolution adopted at the federation’s general body meeting on September 26.

The federation also compared the tax in other parts of Chitlapakkam with premium localities under the GCC. A 1,500 sq. ft. property on Babu Street attracts ₹23,236 a year, whereas a similar property on Poes Garden – Binny Road attracts ₹15,440. The guideline value cited for Babu Street is ₹2,750 per sq. ft., compared with ₹18,000 in Poes Garden – Binny Road.

In Annai Indira Nagar, Chitlapakkam, the annual tax cited for a 1,500 sq. ft. property is ₹17,426, against a guideline value of ₹1,650 per sq. ft. The associations said the tax structure had caused financial hardship to middle-class families, senior citizens, pensioners and residents with fixed incomes.

They sought an immediate review based on guideline value, location, infrastructure, and civic amenities, and urged the government to keep the disputed revision and coercive recovery action in abeyance until the review was completed.

They also sought publication of the assessment methodology and public consultation before finalising the tax structure, besides concessions for senior citizens, pensioners, persons with disabilities, and economically vulnerable families.
