The Andhra Pradesh Real Estate Regulatory Authority (AP RERA) has instructed all urban local bodies across the State to not issue the Building Occupancy Certificates (OC) to any private builder until they get permission from the RERA. 

Chairperson of AP RERA A. Siva Reddy said in an interaction with The Hindu, after addressing a press conference in Amaravati in Guntur district on Monday.  He pointed out that the Authority has identified that some 25% of builders did not get registered with it.

Mr. Siva Reddy said that the A.P. RERA is committed to ensuring quality living spaces for the citizens and was insisting that the real estate developers follow these guidelines sincerely.  The A.P. RERA is committed to transparency, accountability, and consumer protection in the real estate sector, he added. He urged all agents and developers to compulsorily register online at www.rera.ap.gov.in before undertaking sales or marketing.  

The Chairperson said timely approvals are issued upon submission of required documents and warned that fraudulent promises will attract action. Awareness programmes will be held across districts from December 2025 to December 2026 starting from Tirupati.  

The Chairperson also cautioned the citizens not to purchase the houses if the builder did not comply with the RERA regulations. All the buildings structures with more than 500 square metres or eight units need to take prior permission from the authority, he added.  

A.P. RERA Director K. Naga Sundari said 731 of 1111 applications since January 2025 have been cleared, and 285 complaints resolved.
