At ₹137.25 crore per acre, Neopolis shatters own record in HMDA e-auction

The Neopolis layout of Kokapet developed by the has surpassed itself in the real estate value by over 36% within two years, setting a fresh record in realty prices.

In August 2023 land auctions by HMDA, the highest bid for a plot in Neopolis was ₹100.75 crore per acre. On Monday, two marquee plots in the same layout have garnered much higher price, with the highest bid being ₹137.25 crore per acre for a plot of 5.31 acres extent.

The second plot of 4.59 acres was only slightly behind, raking up ₹136.5 crore per acre. Together, both the plots have made the urban development authority, and thereby the Telangana government richer by ₹1,355 crore.

A statement from HMDA said the price yield had 87% escalation compared to the average price of ₹73 crore per acre at Neopolis during the previous auction.

The e-auction notification was issued on November 3 and two pre-bid meetings were conducted, including one online. Only two plots were put up for auction on Monday.

The record value gained highlighted the rapid strengthening of investor conviction in the corridor and its emergence as Hyderabad’s next most sought-after destination, the statement said.

The auction, originally scheduled from 110 a.m. to 2 p.m. on the MSTC portal, had to be extended well past 4 p.m., owning to bidding war among 10 prominent national and local developers.

Plot No. 18 with the highest bid, was secured by MSN Urban Ventures LLP, while Vajra Housing Projects LLP won Plot No. 17. Three more rounds of auctions are scheduled, on November 28 and December 3 at Neopolis and on December 5 at Golden Mile layout, also in Kokapet. Five plots with a combined extent of 29 acres are slated to go under the hammer in the upcoming auctions, apart from the two already sold. The up-set price of HMDA was ₹99 crore per acre at Neopolis and ₹70 crore per acre at Golden Mile.
