CREDAI Hyderabad welcomes infrastructure push in Union Budget 2026-27, flags gaps in affordable housing support

CREDAI Hyderabad has welcomed the Union Budget 2026-27, describing it as a strong push towards infrastructure-led growth and urban transformation, while noting that certain long-pending demands of the housing sector remain unaddressed.

N. Jaideep Reddy, president of CREDAI Hyderabad, said that while the Budget outlines a clear vision for development, it falls short on measures that would directly stimulate housing demand, particularly in the affordable segment. “Specific levers for triggering demand for housing, particularly affordable housing, did not get adequate attention. We look forward to subsequent announcements on tax incentives and stimulus for affordable housing,” he said.

Kranti Kiran Reddy, General Secretary of CREDAI Hyderabad, observed that although the budget aligns with long-term and sustainable growth objectives, it lacks direct drivers that would immediately benefit the real estate sector.

Despite these concerns, the body highlighted several positive measures. Among them is the proposal of an incentive of ₹100 crore for single issuances of municipal bonds exceeding ₹1,000 crore, a move expected to strengthen urban infrastructure financing. The proposal to develop five University Townships near major industrial and logistics corridors was also welcomed as a step that could catalyse integrated urban development.

Developers across Hyderabad also responded to the budget with cautious optimism.

Sunil Nair, CEO of Ramky Infrastructures Limited, termed the proposed Infrastructure Risk Guarantee Fund a forward-looking intervention. He said it addresses one of the sector’s biggest challenges: risk perception during the early stages of project development and construction, which often affects funding and investor confidence.

Lakshmi Narayana G, Designated Partner at GHR Lakshmi Urbanblocks Infra LLP, said that growth corridors such as Kokapet and Neopolis in Hyderabad stand to benefit from improved financing access and green incentives, which could support projects incorporating smart technologies, global certifications and future-ready amenities.

Ajitesh Korupolu, Founder and CEO of ASBL, referring to the proposed high-speed rail network linking Hyderabad with Bengaluru, Chennai and Pune, said the initiative goes beyond faster travel and establishes Hyderabad as a central convergence point for some of the country’s most dynamic economic ecosystems.
