People who will be allotted the Telangana Housing Board’s Lower Income Group (LIG) flats in Gachibowli, Khammam and Warangal will not be allowed to sell, transfer, lease, mortgage or encumber the property for a period of five years. The five-year lock in is a major feature of the guidelines evolved by the Board ahead of putting the housing units for sale.

Applicants have to pay a token advance of ₹1 lakh during the application. If an applicant is allotted a flat through lucky draw, he/she has to pay the total amount in three installments: 25% in 15 days from date of issue of intimation letter, 50% in 60 days from date of allotment and the remaining 25% in 90 days.

Details on Board’s website

The Board has earlier announced that 339 LIG flats would be allotted to people with income less than ₹50,000 per month. Of them, 111 flats are near AIG Hospitals in Gachibowli, 102 near Warangal Railway Station and 126 in Khammam’s Sri Ram Hills. Lucky draws would be held for each flat and block for allotment. The extent of each flat ranges between 450 to 650 square feet, prices of which are subjective to the three areas. The guidelines, extent and the notification for the sale, are available on the Board’s website (https://tghb.cgg.gov.in/).

People have been visiting the properties in large numbers after the announcement. Executive Engineer at the Board, K. Ankamma Rao, said that he and others have been receiving hundreds of calls regarding the flats everyday.

NOC for bank loans

“No Objection Certificate (NOC) will be issued for obtaining loans from banks/financial institutions subject to sanction by the respective bank/financial institution. Upon registration, the registered sale deed will be forwarded directly to the bank/financial Institution by the TGHB,” as per the guidelines.

Important guidelines for allotment of LIG flats in Gachibowli, Khammam and Warangal

The applicant shall be a resident of the town of the project location

The applicant should not own a house/ flat / plot on his/her name or in the name of spouse or parents or minor children or other dependents of his/her family in the town/city where he is applying for allotment

The flat once allotted to the applicant cannot be transferred/registered to any third party/family member for a period of 5 years from the allotment

Payment

₹1,00,000 Earnest Money Deposit/token advance during application through MeeSeva

The EMD will be returned through the original payment channel if an applicant does not get flat in the lucky draw

Three installments and deadlines

First installment -> If flat is allotted, 25% of the flat cost has to be paid within 15 days from date of intimation letter

‘Allotment cum Confirmation’ Letter will be issued after 25% payment

Second installment -> 50% flat cost has to be paid within 60 days from date of allotment

Third installment -> Balance 25% has to be paid within 90 days from date of allotment
