Vantrock Real Assets Private Ltd (VRAPL), an operator-led real assets platform, plans to develop 11.5 million sq. ft. of warehousing, industrial and logistics parks, with a gross development value (GDV) of ₹4,200 crore upon completion.
The first phase, spanning 3 million sq. ft. and valued at ₹1,100 crore, will be spread across the National Capital Region (NCR), Bengaluru and Pune. Construction is scheduled to begin in 2027, with rental income expected to commence in 2028.
Land for these projects is at advanced stages of negotiation, documentation and regulatory approvals, the company said.
The remaining 8.5 million sq. ft. will be acquired across the same markets and the Mumbai Metropolitan Region (MMR). These assets will be operationalised in phases over the next 12-18 months, it added.

“Every good industrial and warehousing park in this country is full, and the new ones are being built an hour or more away from where the customer’s business is. We are going the other way by acquiring the infill land that is left inside proven corridors, and the Grade-B sheds already standing there, refurbished to Grade-A standards,” said Anshul Singhal, founder and CEO of Vantrock.
The company also plans to upgrade existing warehousing facilities to improve safety and operational standards.
“Much of India’s warehousing was built before anyone asked whether it was safe to work in. As a result, fire, structure, lighting, ventilation – these aspects were not prioritised. Bringing that stock to standard is as much a governance task as a real estate one, and it is the part of this plan I care about most,” said Shailesh V. Haribhakti, chairman of the board.
In subsequent phases, Vantrock plans to expand into global capability centres, suburban office campuses, strata offices, data centres and infrastructure assets.
