In a move aimed at simplifying property ownership transfers, the Bruhat Bengaluru Mahanagara Palike (BBMP) has launched an Aadhaar-based automatic property mutation system.

The initiative is expected to make the process more transparent and convenient for citizens.

To use the service, citizens can visit e-aasthi portal and click on the “e-Khata Automatic Mutations – Get Your Mutation” link under the “Important Instructions” section. Pending e-Khata mutations can be searched using the EPID number.

The process requires Aadhaar e-KYC verification for both the seller and the buyer. If the Aadhaar details match with the e-Khata records of the property owner, the mutation will be automatically approved after a seven-day objection period, provided there is no dispute.

According to BBMP, any disputed case will be referred to the authority concerned for an inquiry and resolution.
