Chief Minister N. Chandrababu Naidu will distribute house-site pattas and conveyance deeds to the eligible 28,000 families in Visakhapatnam on Saturday, Visakhapatnam MP M. Sribharat said.
Addressing a press conference at the Visakhapatnam TDP office on Thursday, Mr. Sribharat said that nearly 60,000 house site pattas had been distributed earlier, but several beneficiaries continued to face difficulties due to technical issues and matters relating to the 22-A prohibited properties list. These issues affected their ability to sell their properties or obtain bank loans for important needs such as education, medical treatment and marriages.
The issuance of Conveyance Deeds would provide eligible beneficiaries with clearer and legally enforceable ownership rights over their properties, he said. The objective was to ensure that house site pattas do not remain merely as documents, but provide genuine legal security and clarity of title to the beneficiaries.
According to current market valuations, the total value of the properties belonging to these families is estimated at approximately ₹20,000 crore. Individual plot values could range from around ₹10 lakh to ₹50 lakh, depending on the location and other factors. “Providing legally valid ownership rights to these properties would offer significant economic security to poor and middle-income families,” Mr. Sribharat said.
Launch of 5 projects
Along with the distribution of house site pattas and Conveyance Deeds, five major infrastructure projects with an estimated value of approximately ₹1,838 crore will also be inaugurated or launched at the programme, the MP said.
The projects are aimed at strengthening Visakhapatnam’s drinking water supply infrastructure and modernising the underground drainage system. The government is focusing on developing urban infrastructure in a manner that addresses the city’s future requirements and supports its long-term growth, he said.
Mr. Sribharat said the Velampeta Slum Redevelopment Project was being developed as a model initiative aimed at improving the quality of life families of Economically Weaker Section (ECS) in Visakhapatnam. The project involves redevelopment of an area of approximately 2,600-2,700 square yards under a Public-Private Partnership (PPP) model, with a G+17-storey residential complex proposed as part of the development.
Each eligible family residing in the area would be provided a 410-square-foot flat free of cost. As part of the project, the developer would be provided Transferable Development Rights (TDR) benefits, he explained.
At the same time, he made it clear that illegal encroachments on the government land and unauthorised trading in government lands would not be encouraged under any circumstances. “Providing property rights to the poor, strengthening their economic security and developing Visakhapatnam’s urban infrastructure to international standards remain important priorities,” the MP said.
