The Greater Bengaluru Authority (GBA) on Saturday (September 19) launched Nambike Nakshe 2.0, an automated building plan approval system aimed at streamlining and digitising the building plan approval process for citizens in the Greater Bengaluru Area.
The system was launched under the ‘Brand Bengaluru’ initiative by Greater Bengaluru Development Minister Krishna Byre Gowda and is described as an improved version of Nambike Nakshe 1.0, which was inaugurated on March 11, 2024.
According to a press release, Nambike Nakshe 1.0 was designed to reduce the need for repeated visits to government offices. Under the system, residents could receive building plan approvals within a day for construction of residential buildings of up to four units on plots measuring up to 50 ft by 80 ft (375 sq. m).
In the earlier system, site documents, building plans and prescribed affidavits were uploaded online through registered engineers or architects. Applications were processed through software integrated with e-Aasthi for e-Khata verification and KSRSAC for verification of road width and buffers.
Stage of scrutiny and verification eliminated
Under Nambike Nakshe 2.0, the stage of scrutiny and verification by officials before approval has been eliminated. The release said document and plan scrutiny will now be carried out entirely through the software, with approval granted automatically.
The system will allow owners to obtain approval through GBA-empanelled architects or engineers without human intervention for buildings on plots measuring up to 50 ft by 80 ft (375 sq. m). Applicants will need to provide only the e-Khata number and geo-location of the plot online, while owners and architects or engineers will have to upload only a few affidavits, according to the release.
The software will integrate with e-Aasthi to verify plot ownership, Khata records and documents related to property tax payments. It will also verify land use as per the Master Plan, existing road width, stormwater drain alignment and required buffers through integration with KSRSAC.
The online system will scrutinise building plans and generate an ‘OK’ report. The applicable fee will then be calculated online, with payment details generated in the architect or engineer’s console. After the fee is paid online, the approved building plan and licence with a QR code will be made available online to both the owner and the architect or engineer, the release stated.
The entire process, according to the release, will be completed within 15–30 minutes, eliminating the need to wait 15–30 days for approval and make repeated visits to offices.
Nambike Nakshe 2.0 will initially be implemented on a pilot basis in selected areas. The functioning of the system will be closely reviewed and necessary improvements incorporated before it is expanded to other areas within the jurisdiction of the Greater Bengaluru Authority, the Minister said.
