GCC to identify commercial properties with disproportionately low property tax

The Greater Chennai Corporation (GCC) will expedite work on augmenting property tax, and identifying commercial properties with disproportionately low property tax.

“The data purification exercise of property tax will involve identification of commercial properties with low property tax despite a large built-up area, through data analytics. Notice is being issued for the reassessment of property tax in such cases,” an official said.

Verification is under way as part of the data purification process. This is expected to generate an additional half-yearly demand of around ₹80 crore.

Similarly, the GCC is conducting data mapping exercises with agencies such as Tangedco and Chennai Metropolitan Water Supply and Sewerage Board to identify unregistered and under-assessed properties. The aim is to improve tax compliance and reduce leakages.

This initiative seeks to enhance the database, and increase tax demand, an official said. The GCC has generated an arrear demand of ₹50 crore by the data mapping exercise, so far.

Through its GIS project, the GCC has adopted drone and satellite imagery technology to create a city-wide spatial database, enabling theidentification and mapping of under-assessed and unassessed properties to enhance property tax revenue.

The GCC has generated an additional demand of ₹65 crore for every half year through the GIS initiative this year.

As many as 6.82 lakh of the total 13.84 lakh property tax assessees have paid the tax this half year, registering a growth of 14% — from ₹577 crore between April 1, 2024, and July 6, 2024, to ₹658 crore during the corresponding period this year.

Corporation officials said residential properties in all the 15 zones of the city would be exempted from this exercise.
